At a time when many would-be home buyers are sitting on the fence, it’s interesting to see who’s buying in a place like Carlsbad, with a $735,000 median price for 43 sales in January.

Jim Klinge is a Realtor I chat with on occasion about what he’s seeing in North County sales and his take on real estate these days. He’s got an interesting post up on his blog right now that tries to piece together a picture of the buyers of Carlsbad homes last month.

It’s a fascinating post with lots of data like how much of a down payment each buyer used (11 of 43 put less than 20 percent down) and what kind of local move-ups or down-sizes happened (eight buyers who recently sold properties in Carlsbad, Ramona, Clairemont, Encinitas and Vista).
